Who is the developer?

Colletta is being developed by Ford Communities. Ford Communities/Ford Classic Homes has been building homes of architectural distinction and quality for over 30 years. They have built in distinguished Middle Tennessee communities such as Annandale, Berry Farms, Laurel Brooke, The Grove, Richland Hall, SouthBrooke & SouthVale, Splendor Ridge, Westhaven, Windstone, Witherspoon, and Rosebrooke.

The members of the Colletta Builders Guild were selected because of their craftsmanship, quality standards, attention to detail, and extraordinary designs.  The members of the Colletta Builders Guild are:

Colletta started construction in Section 1 in April 2026. The community will consist of six sections.

Colletta will offer a variety of homes including townhomes, villa homes, avenue homes, and estate lots including 1-acre homesites.

Colletta will include 259 homes including 53 Grand Estate or Estate homes, 100+ Manor, Avenue, Villa, Boulevard, Cottage, and Bungalow homes, and 27 townhomes.

Yes, there will be two model homes in Colletta:

  • The Everleigh by Ford Classic Homes located at 112 Dulwich Drive – Homesite 19.
  • The Hannah by Insignia Homes located at 108 Dulwich Drive – Homesite 18.

  • A clubhouse featuring a gathering space, kitchen, and restrooms
  • Swimming pool
  • Playground
  • Beautiful landscaping and hedge rows.
  • Street trees, neighborhood pocket parks, and sidewalks throughout the community.

The pool and clubhouse will be located near the entrance to Colletta. Construction on the amenity center is expected to begin in Fall 2026.

Yes, there will be HOA dues in the amount of $155 per month for single-family homes. Townhomes in Section 2 will have to be determined dues that differ from the amount noted above for single-family homes. All townhome exterior maintenance is managed by the HOA. There will also be a one-time working capital fee of $1,500 due at closing for single-family homes and a to be determined amount at closing for townhomes. The HOA is being managed by Ghertner.

The HOA maintenance includes:

  • Lawn care and seasonal planting throughout the community common spaces including entrances, parks, and common space.
  • Townhome exterior yard and home maintenance.
  • Neighborhood amenities, pool, and sidewalks.
  • 2 Gig high speed internet provided by United Communications.

Monthly association fees include 2 gigabytes of fiber internet service through United Communications, a service of Middle Tennessee Electric, at a reduced rate of $65 per month. Colletta is a community committed to the highest design standard. The Design Review Committee (DRC) is a board of design and building professionals established by the developer to review all homes to be constructed in Colletta with respect to the community covenants and restrictions. This review is also based on architectural style, materials and colors, exterior detailing and site and landscape criteria. The activities of the DRC have been established to protect the integrity of the community streetscape.

Homes sites in Section 1 of Colletta will range in size from approx. 0.216 acres to approx. 1.6 acres. Lot sizes will vary in future sections.

The square footage for townhomes constructed in Colletta will average 2,500  square feet. Single-family homes will range from 2,400-4,500 + square feet excluding garages, porches, and open areas.

Only the members of the Colletta Builders Guild are permitted to build homes in Colletta.

Black aluminum fences or wood privacy fences are allowed within the community depending on the homesite location. Fences on shared property lines must be solid wood or black aluminum. Fences on non-shared property lines can be any wood style or black aluminum. Fence heights shall be 5’-0” for black aluminum fences and 6’ for wood privacy fences. Fence location and style is per Design Review Committee (DRC) approval.

Side and rear yard fences shall be located so the outermost faces of the fence or posts are outside the Public Utility Drainage Easement (P.U.D.E) on each lot. Exceptions can be considered provided the homeowner or builder obtains written approval from the City of Franklin Codes Department, for the fence to be within the easement, however, in no case shall any fence be located closer than 5’ to any property line. Note: Homesites 1-6 will include exceptions to these rules. Please refer to the fencing disclosures regarding homesites 1-6 for more information.

Front yard fences are not allowed. Front entry gates/walls and privacy fences will all require DRC approval and must be submitted as part of an overall landscape design. Special attention is given to the fence designs required adjacent to all open spaces and on High Profile homesites.

All homes in Colletta are expected to include high-level quality landscaping and hardscape. Hardscape refers to items such as walks, drives, and pool or patio layout. Landscape refers to all aspects of new plantings and existing natural foliage on the homesite and how that combines to create a complete site layout. Landscape and hardscape plans must be approved by the Design Review Committee (DRC). Plans must be submitted for DRC approval on or before completion of exterior façade materials.

Portions of some homesites may exist within a tree protection easement. If a site is located within this easement, all existing trees on the site are protected and may not be removed unless they are under 1” caliper, deemed dead, dying or structurally unsound by a licensed arborist, or designated as an invasive species in the current edition of “Invasive Exotic Pest Plants” published by the Tennessee Exotic Pest Plant Council. All grass must be maintained/mowed and existing trees pruned as directed by a licensed arborist on these sites. No structures may be added nor any grading performed within the easement. Additional non-invasive landscaping may be installed (refer to “Invasive Exotic Pest Plants” for approved non-invasive landscaping). Fences may be installed in the easement if approved by the City of Franklin Engineering Department.

Please refer to the site plan or plat map to determine if a homesite falls within a tree protection easement.

Construction of pools is considered on a case-by-case basis. Home buyers interested in constructing a pool must include them on the Architectural Plan, Site Plan, and the Landscaping Plans prior to submission to the Design Review Committee (DRC). Home buyers that wish to construct the above at a later time must submit a formal request to the DRC along with detailed plans.

None of the above can be constructed without written approval from the DRC.

Children are an important part of the Colletta community and providing a pleasant place for children to grow and play is a community goal. The type, structure, and design of any semi-permanent or permanent play equipment must be  submitted to the Design Review Committee (DRC) for approval before installation. Wood construction is required, except as otherwise may be approved by the DRC. Play equipment composed primarily of metal is prohibited. Play equipment located in the front or a side yard is generally prohibited.

The State of Tennessee is requiring Central Mailbox Units for all new construction.

The location of these mailboxes is determined by the United States Postal Service.

Yes, there are sidewalks throughout the community.

The Street Tree Program was developed to provide the framework for planting and maintaining street trees between curbs and sidewalks per a City of Franklin approved design. These trees provide an important separation between the pedestrian areas and the street and help to frame the houses. The developer plants the street trees at the appropriate time, and the builder is responsible for the care, maintenance, and replacement, if necessary, of street trees on a lot during construction. After the home closes, the homeowner assumes responsibility for the care, maintenance, and replacement, if necessary, of street trees on their lot.

Yes, leasing is permitted in Colletta per the CC&R’s. A Leasing Permit for an Owner’s Lot shall be approved upon an Owner’s request so long as the current, outstanding Leasing Permits for the respective residence type have not exceeded the below percentages in the Subdivision:

(i)  Leasing Permits for SF Attached Lots shall not exceed thirty percent (30%) of the total number of SF Attached Lots in the Subdivision; and

(ii)  Leasing Permits for any other Lots shall not exceed ten percent (10%) of the total number of any other Lots in the Subdivision.
